Barley Chambers are an independent Managing Agent specialising in property management since 1988.

 

Whilst we have grown over the years, the ethos of that single discipline has not changed.

 

We look to take a personal approach to Property Management in providing a bespoke service, particularly suiting lessee owned or managed freehold blocks.

Having been based in Westbourne Grove over the last 20 years, we work amidst our clients – within walking distance or a short bus ride for the majority. This has meant we have evolved with the discipline of being both accessible and answerable to residents in every aspect of managing buildings!

 

We have three office based property managers assisted by our administrative team who have access to consultant surveyors and solicitors.

One of our major strengths lies in staff continuity and providing a personal response to lessee enquiries.

We have been fortunate in maintaining staff members for over 10 years. This has meant clients can establish a professional relationship with individual property managers, building up a useful history whilst gaining an understanding of the way each building works and the idiosyncrasies therein.

 

Each client is provided with a single point of contact who is available via telephone, email or in person.

Having worked in the area over the years, we have established good relationships with local contractors ensuring an immediate response when required and a known standard of workmanship for instructed works.

As our clients are predominantly lessee owned freeholds and right-to-manage  companies, we understand the support and guidance that directors  require in keeping up with compliance, administration as well as the day-to-day running of the property

Major works

In undertaking significant projects Barley Chambers will:

  • Prepare budgets for major works.
  • Advise and agree the scope of the works with the client
  • Agree appointment of surveyor – either client’s choice or we have a panel of consultant specialists
  • Suggest contractors to include on the tender list
  • Administer the Section 20 consultation process in compliance with the Commonhold & Leasehold Reform Act 2002.
  • Coordinate the collection of Funds
  • Liaise between residents and the on-site team
  • Vetting of contractors nominated by Lessees.
